The appraisal is finally in. Our home appraised for the purchase price :) that made us very happy, we are so thankful.
We are approved by the underwriters at our mortgage company pending the appraisal results. So we should be ok on that front. We have the inspection set for next Thursday. I'm excited to get back inside the house again. We haven't been in there since we put our offer in.
The beginning of the week the mortgage company will send everything off to Raleigh to the USDA to approve. They said that it could take 10-15 days. That will be either cutting it close to our signing date or past it.
Bill has the day scheduled off for our signing date and if we have to push it out it may be difficult for him to get time off and may be hard for me to get off of work too. Please pray that the USDA works quickly.

Waiting....
.....and waiting. We are waiting on news from our home appraisal. The appraisal needs to say that the home is worth what we offered the sellers. The sellers wanted this to happen days ago, I still haven't heard back. We signed the final offer on the 11th, the appraisal was ordered the 13 and we have been waiting ever since. From my understanding, our mortgage company orders it, the appraiser then schedules it with the sellers agent and then we are contacted.
It is so hard not knowing. Our back out date is August 7th, we need to have our inspection done before that so that we can decide if we want to continue based on the results of the inspection. I don't know how long it will take to get the inspection done. I have no clue how far out they are scheduled. Plus if there are any things that we want fixed we would need time to negotiate it with the seller.

Oops!
The kids and I were on our way home from dropping Bill off at work last week (his car was on the shop getting the transmission rebuilt) when I heard an awful scream from Bekah. Now, everyone that is around her knows that she is somewhat a drama queen, but by the cry I could tell she was hurting. I talked calmly to her to try to get her calmed down, paying attention to traffic I tried to look back to see if she was ok. And this is what I saw. (see picture below)
Ouch! Once she was somewhat calmed down, I was able to get more of the story. I guess Billy wanted to toss/pass his sippy cup to sissy. I guess she didn't know it was coming and caught it with her face. Poor girl, she has been sore and looks even worse.
Today she collided with Billy in the living room and her front teeth hit his hard head. His hard head won and now she has two loose front teeth. They aren't very bad, just wiggle a little. I know there isn't much we can do but keep a close eye on them. I told her she can't have anything to eat that requires biting down with her front teeth. She is sad that she can't have her apples. I will probably end up cutting it up for her in itty bitty bites.
We need a padded room for her, I wonder if the sellers of our house would be willing to put one in. Just kidding..... Sort of.

Our little super heroes
This week was kidzcamp at church. The kids learned about David and ended the week with a program of singing and dancing about what they had learned. The last song, they were dressed up as super heroes. They had so much fun!

Today I meet with the mortgage company about the house. I think this is the first time I've been excited to do paperwork. My career as a teacher is full of paperwork, and I can't really say that I enjoy it. Yet, I'm so excited to take the next steps with the house.

News!!!
Saturday, July 7, 2012 Bill and I celebrated 11 years together. I can't believe that we have been together for that long. It seems like it was just yesterday. We also went and looked at two houses and fell in love with one of them. Over the weekend we thought and prayed about the house and making a decision. We looked at numbers and prayed some more. Wanting to make sure we are doing the right thing.
On Monday we put our offer in. We knew that the sellers might not agree to our offer because it was 2,000 less that asking price and we were asking them to pay 4,500 in closing and prepaid costs. We were also told that they had someone else taking a second look at the house. There was a possibility that they would wait to see if the other people would make an offer too. Praying, we tried to be as patient as possible. We talked through the different scenarios and tried to figure out what we would with different sign backs from the seller.
Tuesday about 24 hours after our initial offer they came back with full asking price and our full closing and prepaid costs. I couldn't believe it when we were talking to our realtor. He was as shocked as we were. When I called Bill I could just hear the excitement in his voice. We are going to be homeowners.
Wednesday we signed their offer and agreed to their terms. They are asking that the appraisal is done in the first 10 days. I will be working on Friday for the paperwork so that they can get the appraisal done as soon as possible. Then we will have the home inspection done and be waiting on the financing.

It could be pushed out if we need it to depending on how quickly the financing goes, but we are hoping that we will get it on the 17th. Not only is it close to where we live now, and in a good school district, we are only minutes from Bob and Steph. :)
